In BC, a new tenancy needs a signed Form K on file. The landlord submits the tenant’s details and attaches their own signed Form K. Management clicks Approve, and that one click invites the tenant and records the tenancy in the unit’s file. EZ doesn’t generate the form; it gives the landlord a place to file it correctly.

An owner wants to swap flooring or add a balcony screen. The Alteration Request form gives management one place to review it: approve, which renders a signed approval PDF the owner keeps, or reject with the reason on record.

One page per unit holds everything: occupants, tenancy, registrations, violations, forms, and maintenance history. The manager changes, council turns over, and the file stays. Residents get “My Unit,” scoped to exactly their own file and nothing about anyone else’s.

What is a Form K?

In BC, a Form K (Notice of Tenant's Responsibilities) is the document a landlord and tenant sign confirming the tenant has received and agrees to follow the strata's bylaws and rules. It's a standard part of registering a new tenancy in a BC strata.

Who fills out the Form K — the landlord or the strata?

The landlord and tenant sign it between themselves. In EZ, the landlord attaches their own signed Form K when they submit the Tenant Registration form — the platform doesn't generate or fill out the Form K itself.

Can we create our own forms?

Not yet. EZ ships six purpose-built forms today — Tenant Registration, Alteration Request, Pet, Key Fob, Enterphone, and Vehicle registration — each with a real review workflow and its own registry. A general form builder isn't on the roadmap we're promising; if that's the exact job you need, ask us where it stands before you buy.

Is this landlord or lease management?

No. Tenant Registration records that a tenancy exists and files the Form K — it doesn't manage leases, rent, or landlord-tenant disputes. If you're looking for lease management, this isn't that tool.
