Every stage needs its proof before the next one opens

A job moves submitted → triaged → scheduled → in progress → completed, and each stage needs its inputs before it advances. Scheduled needs a date; completed needs the work-completed time, with an after photo there to attach if you’ve got one. Nobody drags a card to Done without the record to back it up.

Advance is greyed out until the stage's inputs are filled in — the process won't let a job skip a step.

Photos when the request comes in, an after photo when it’s done, and an activity timeline in between: every note, reply, and status change, with @-mentions and an internal-only toggle for notes the resident never sees. Edits show a visible (Edited) tag, so the record stays honest.

Residents hear from us when it matters

A submitter gets emailed at four moments: created, entry to their unit needed, completed, or rejected, plus any @-mention. Everything else stays quiet, and the portal has the details when they’re curious.

The right contractor, attached to the job

Vendors live in a directory: business name, contact person, categories, phone, email. Assign a plumber to a leak and the vendor is recorded on the request, separate from the manager overseeing it. How you actually reach them stays whatever already works for you.

When a job needs someone inside a unit, the resident confirms entry and leaves instructions right in the portal: a spare key location, a “call before 5pm,” a “the dog is friendly.”

A completed job shows up in the unit’s file alongside its violations, forms, and registry records.
