Strata management software that's actually simple.

Notices in Word, maintenance in a personal inbox, a bylaw binder nobody can find at turnover — most strata software just moves that mess online. EZ runs your bylaws, violations, maintenance, and owner communication as one record, built around how a BC or Alberta strata corporation runs.

14-day free trial · No contracts

Your bylaws as structured, searchable sections — not a PDF the property manager last opened in 2019.

Every council knows this part

The violation notice gets hand-assembled in Word, and nobody’s sure if the last one even reached the unit. Maintenance requests live in whoever’s personal inbox answered the phone that week. There are three insurance certificates in the shared folder, and nobody’s sure which one is current. And the bylaw binder — the actual one, the one with the amendments — is a PDF three council terms old, if anyone can find it.

None of that is a vendor problem. It’s an email-and-spreadsheet problem. That’s what EZ replaces.

  • Notices assembled by hand, sent from a personal inbox, with no record of who read them
  • Maintenance requests tracked nowhere but memory and text messages
  • The bylaw binder that's a folder, not a system
  • Three insurance certificates in one folder, and a guess about which one's live

The BC + Alberta bundle

Built for the paperwork your Act requires

This isn’t generic property software with “strata” typed into the copy. The parts that make strata management different — Form K, the land title office, the Schedule of Standard Bylaws — are native here, not bolted on.

  • Form K tenant registration. The landlord submits the tenant’s details and attaches their own signed Form K; management reviews and approves, which invites the tenant and records the tenancy on the unit.
  • Amendment filing packets. Draft an amendment, record the AGM or SGM vote, and generate the filing packet PDF your lawyer or notary takes to the land title office.
  • The Schedule of Standard Bylaws, built in. Start from BC’s curated template — the statutory divisions and standard bylaws as a structured registry, not a blank page.
  • Enforcement shaped like the Act. Filed → notice issued → optional hearing → council decision, with the warning ladder (1st / 2nd / Final) tracked automatically per unit and bylaw.

Alberta condo templates included.

Drop in your existing bylaws PDF — the AI reads it and builds the structured registry, section by section, for you to review before anything’s saved. Invite every owner by email. One send. That’s it. Council can be looking at their own bylaws and their own owner list, in EZ, in an afternoon.

Record the vote, generate the packet your notary takes to the land title office.

Three steps to running your strata corporation in EZ

  1. 1

Start the trial. No card charged until day 14.

  2. 2

Import your bylaws, invite your owners. Drop the PDF — the AI structures it into a registry for you to review. Send one invite email to every owner.

  3. 3

Run the community from one place. Notices, maintenance, violations, bookings, and every unit's file — council and management working off the same record.

Drop the PDF. Review what the AI found. Nothing saves until council signs off.

Flat pricing, per strata corporation — not per lot

Basic starts at $19/mo ($14/mo billed annually); Pro is $69/mo ($49/mo billed annually) — save up to 29% on annual billing. Enterprise is custom, for management companies running more than one community. One flat rate per community, no per-lot or per-door fee stacked on top.

See the full pricing breakdown.

Does EZ handle the Form K?

Not the document itself — the landlord attaches their own signed Form K when they submit the tenant registration. Management reviews it, approves, and EZ invites the tenant and records the tenancy on the unit.

Where do the depreciation report and AGM minutes live?

In the document library — filed under their categories, searchable by title, tag, or summary, with version history so the current report is always the one on top. Anything that isn't for every screen goes on the separate council-only shelf.

How does bylaw enforcement work?

Filed, notice issued, an optional hearing, then a council decision — warn, fine, or dismiss — with warning history tracked per unit automatically. Full detail lives on Bylaws & Violations.

Do owners vote in EZ?

Voting in EZ is for council decisions and motions — owners see their unit's records, bookings, and notices, but voting itself is a council tool, not an owner-wide ballot.

How does the trial work?

14 days, full access, card on file but not charged until the trial ends — cancel anytime before that and you're not billed.

Bring your bylaws. Be up and running in an afternoon.
